On 5 September 1694 the Great Fire of Warwick tore through the town in a matter of hours, destroying around 460 buildings. The centre you see today — High Street, Northgate Street, the Market Place — is largely the late-17th and early-18th-century rebuild, much of it designed by Francis Smith and later the Hiorne brothers, with pre-fire survivors like the Lord Leycester Hospital and Oken's House still standing at the edges. The Warwick Conservation Area itself is wider than most people expect — the council's own boundary map takes in Hampton Street and Warwick Racecourse, not just the streets around the castle. In conservation areas one extra national restriction applies: solar equipment cannot be installed under permitted development on a wall that fronts a highway. Roof-slope panels — even on the front of the house — remain permitted development subject to the standard limits, unless the council has removed those rights with an Article 4 direction (as Warwick District Council did for front roof slopes in the Sherbourne Conservation Area). - The Victorian terraces toward Leamington — the Emscote Road and Coten End corridor runs broadly east–west, which means many terraces along it have one roof slope facing close to due south: genuinely good solar geometry.
